The project involves the use of foundations made up of concrete footings and continuous reinforced concrete beams of various sizes. The building's load-bearing structure consists of walls, beams, and reinforced concrete columns, following the guidelines provided by the designer, Engineer Margaritella.

The external perimeter walls will be constructed with appropriately layered masonry to ensure thermal comfort in both summer and winter. The system includes the use of aerated concrete blocks for the perimeter walls, with a thickness of 25 cm, an external 5 cm insulation layer, and internal plaster in the Sardinian style with a smooth finish.

The building's roof will be made of appropriately insulated concrete slabs, finished with cement mortar or traditional tiles.

The internal partition walls will be constructed with 8 cm thick aerated concrete blocks, plastered in the Sardinian style with a smooth finish.

The ceilings in the hallway areas will be made of plasterboard sheets screwed onto metal frames, housing the air conditioning units.

The thresholds and windowsills will be made of Orosei stone with a thickness of 3/4 cm.

The facade will be clad in natural split San Giacomo yellow stone.

The internal floors will be made of Orosei stone with an antique scratched finish, with the option to use natural oak parquet. The bathroom walls will be covered with Orosei stone with the same finish or alternatively with "calacatta" Kerlite.

The external flooring of the verandas and terraces will be made of Orosei stone or ceramics with the same finish.

The building will be equipped with electrical, plumbing, heating, and air conditioning systems, as well as services such as a video intercom, anti-intrusion system, photovoltaic panels, and an electric car charging station.

Finally, external arrangements include stone or ceramic paving, parking spaces according to the project, pedestrian and vehicular gates made of corten steel, gardens enclosed with Mediterranean hedges, an irrigation system, and a swimming pool with a solarium.
